Bast House Farm is a development of seven high-end dwellings situated in the beautiful countryside outside Ramsbottom, Lancashire. Safeguard Sprinkler Systems have been appointed to provide a Category 1 Fire Sprinkler System to all dwellings.

​The project will completely renovate and convert several mixed out-buildings and the existing property to create a new enclave of stunning stone cottages and dwellings, incorporating two x 2 bed apartments, a bungalow and 3 and 4 bed homes.

Installing a Category 1 Fire Sprinkler System in a family home in the UK

A Category 1 building can be a family home, Bed & Breakfast or an Airbnb.

When installing a Category 1 system into a property in the UK, Safeguard calculate how many sprinkler heads will be needed to deliver an average of 84 to 100 litres per minute in the event of a fire. This would usually require access to the water main or a tank sized at between 1m³ to 1.5m³ to provide a constant water supply of 10 minutes.

The exposed beams at this beautiful family home in Bury are a striking feature. When it comes to installing a fire sprinkler system, the beams are considered an obstruction in terms of water flow from a fire sprinkler head.

If a fire sprinkler head is activated in the case of a fire, Safeguard need to ensure that the beams do not act as a water deflector.

In this case, we installed discreet white fire sprinkler heads either side of the beam, to ensure that in the event of a fire, the sprinkler head would activate and extinguish the fire quickly, allowing the family enough time to get out of the property and call the fire service, without causing too much water damage to the property.

BS 9251: 2021 is the British Standard for Fire Sprinkler Systems for Domestic and Residential properties.
